AreaLens
AreaLens is area research for investors and agents. You filter US ZIP codes by beds, price, rent yield, and demand, then open one ZIP to see how those numbers break down by bedroom count. The numbers come from Census ACS and Zillow ZHVI / ZORI.
AreaLens ↗- Customer: An investor or agent comparing ZIP codes before they pick a market.
- Problem: Ask price, rent, yield, and demand sit in different places, and a city average hides the ZIP.
- Solution: One board filters ZIPs by region, beds, price, yield, and demand, then shows each ZIP by bedroom.
- Outcome: You can sort a short list of ZIPs, then read one area without opening five tabs.
- Strategic win: The filter and the ZIP detail share the same Census and Zillow sources.
The market looked fine. The ZIP did not.
Investors and agents often start from a city or a listing site. The useful comparison is ZIP by ZIP: what it asks, what it rents for, and whether people still want that bedroom count.
Why it was hard
A city average is not a ZIP. Ask price, rent, yield, and demand rarely live in one table, and the bedroom mix changes the story.
- A high ask price can still show a weak yield once rent is on the same row
- Demand by ZIP is easy to miss when you only watch city headlines
- Beds change the rent and the price, so one ZIP needs more than one line
- Census and Zillow numbers have to stay lined up or the filter lies
What you get
- ✓Filter by region, beds, price range, minimum yield, and minimum demand
- ✓A table of ZIPs with ask price, rent, yield, and demand
- ✓Area research for one ZIP: demand, rent, and price by bedroom count
- ✓Trend and demand views on the same ZIP card
- ✓Sources named on the page: Census ACS and Zillow ZHVI / ZORI
Find the short list
Search a ZIP or a city, or open the filter for region, beds, price, yield, and demand. The table shows ask price, rent, yield, and demand on one row so a weak yield does not hide behind a pretty price.
Open AreaLens →Open one ZIP
Area research shows the ZIP by bedroom count: demand, rent change, and price change. You can switch ZIPs without leaving the board, and toggle percent or dollar display.
See area research →Know the sources
The page names Census ACS and Zillow ZHVI / ZORI. That is the same data the filters and the ZIP card read, so a refresh can rebuild the set instead of pasting a new sheet.
Real estate data →Filter the ZIPs. Then read one area by bedroom.
AreaLens puts ask price, rent, yield, and demand on one board, then opens a ZIP so the bedroom mix is not a guess.
AreaLens is a portfolio sample of the kind of area and ZIP research boards we build. Figures on the live board are sample ZIPs and bedroom rows, not the full set of markets we can cover.
